The Right Forms Matter

One of the most valuable resources available to AZSA members is the AZSA Lease Agreement and its accompanying Vehicle Addendum. Developed specifically for Arizona self-storage operators, these documents provide an industry-specific foundation for establishing clear expectations with occupants and documenting important rental terms.
The AZSA Lease Agreement was originally written by AZSA founder and attorney Richard Marmor, who played an instrumental role in developing much of Arizona's self-storage statutory framework under A.R.S. Title 33.
AZSA reviews the Lease Agreement regularly but updates it only when changes in the law or operating environment make revisions necessary. In May 2020, the Lease Agreement was updated to include language addressing circumstances created by the COVID-19 pandemic. The most recent update was completed in October 2024 following the passage of Arizona's new towing legislation.
When Storing Vehicles, Use Both Documents
When renting space for a vehicle, watercraft or trailer, AZSA strongly recommends using the current AZSA Lease Agreement together with the Vehicle/Boat Lease Addendum.
The Lease Agreement establishes the complete rental relationship, including rent, access, insurance, default, liability and other essential terms. The Vehicle Addendum supplements the Lease Agreement with provisions specific to vehicle storage, including:
• Vehicle, registration and lienholder information
• Proof of insurance
• Parking and roadworthiness requirements
• Fluid leaks and hazardous-material precautions
• Vehicle-use restrictions
• Procedures involving defaults, access and relocation
The Vehicle Addendum is designed to supplement - not replace - the Lease Agreement.
The addendum states that it is part of the Lease Agreement and that the Lease Agreement and its addenda together constitute one rental agreement.
Using both documents is an important AZSA best practice. It provides operators and occupants with clearer expectations, more complete documentation, and stronger support if questions or disputes arise.

Operators should always use the most current version of the AZSA Lease Agreement and the appropriate addenda, whether completing the documents electronically or on paper.
