3 Marketing Fixes You Can Make Before Lunch

We work with self-storage operators across Arizona to help their facilities get found, get booked, and get full. To improve your chances of renters finding you organically, here are three things you can fix before you close your laptop today, and three you should be building toward this quarter.

Fix These Today

1. Find your competitor's weak spot.
Pull up the three facilities closest to you. Read their websites and their Google reviews. Are people complaining about no drive-up access? No 24-hour gate hours? A website that doesn't even list unit sizes? 
Whatever gap you find, that's your opening. Fix it on your site, and let people know about it. If they're weak on climate control and you have it, that needs to be above the fold, not buried on page three.

2. Be clear about what makes you different.
Most storage websites read like the same template with a new logo: 24-hour access, first month free, drive-up units. Those are great offerings, but they're the same as everyone else within five miles.  What do you actually have that they don't? Covered loading areas, better lighting, a real human who answers the phone? Put it on your homepage in plain language, not buried in a bullet list nobody reads.

3. Check your pricing against the market this week.
Storage is one of the most price-sensitive categories. Renters cross-shop like they're buying a flight. If your 10x10 is $20 more than the guy down the street with no explanation, you're losing that renter before they ever call. 
Pull up three competitors, check your street rates, adjust.

Build These Over Time

  • Reputation management. Reviews aren't optional anymore. You don't need a perfect five stars, but you do need a steady stream of recent, honest reviews, which means asking every happy tenant, every week, at every location.

  • Local SEO. This means showing up when someone searches "storage near me," and consists of things like:

    • proximity—how close the business is to the searcher (or the city they searched)

    • category—what you've told Google your business is (e.g., climate-controlled self storage")

    • reviews—quantity, rating, and recency

    • NAP consistency—Name, Address, Phone matching across the web

    • Local relevance signals—citations, GBP posts, photos, Q&A, etc.

  • Professional photos & video. Your units should look as good online as they do in person.

  • A functioning site with online rental. People need to be able to book at 11pm without calling anyone.
